In 2020 this amount of time decreased by 65% to only 16 days, which is record-setting by anyone's standards. When homes sell this quickly, very few buyers get the opportunity to view the house, let alone see the notification that it's available. Moving into 2021, homebuyers will have to be expeditious to have a chance to buy real estate in the South Jingle Pot community.

Though there are many more new developments in the South Jingle Pot community, few homes are for sale in this area compared to other Nanaimo communities. In 2020 there was a further decline in the number of real estate listings for sale. The Agricultural Land Reserve (ALR) is a driving factor in the lack of homes for sale in this area. The ALR restricts the number of homes that can build on land that is designated as Farmland. Jingle Pot area of Nanaimo consists of many small farms registered as ALR that cannot be developed into new communities until the regulations change. 

In 2020, this community had a 1.4% increase in the list-to-sale price ratio than in 2019. That statistic shows buyers cannot offer below the asking price for real estate in this area and expect to have a seller accept. Some properties are less desirable and will always receive an offer below the list price if on the market long enough. But there are very few undesirable properties in South Jingle Pot.
